ROW HOUSES IN MISSION HILLS – The program explained that a hypothetical group of investors has purchased two existing buildings in Mission Hills at the corner of Washington and Hawk Street. They want to develop the property as a multi-family residential development of four attached row houses.
The program required a three-bedroom unit, two two-bedroom units, and a one-bedroom unit. The internal square footage was different for each model. I let the function of the space drive the form of the exterior.
Because three of the units only have the south face and the roof to bring in direct sunlight, I recessed the second floor and added a large bay window to allow light to flood into the first and second floors.
Each master bedroom has its own deck that extends out over the garage entrance. The three-bedroom model’s master deck contains a spiral staircase, which gives occupants access to the roof deck without the need to cross the house.

Very cool. I like the modern play on the traditional bay window. I think it would have been cooler if you could get to it and have a small meditation or reading area in it. I would guess that on that street in that location there would be no better views out of this house so take advantage of it as best as you can. I love it though and am impressed with your progress in just a short time. Keep it up.

Very much appreciated! Access to the bay windows was discussed at length in class and with all of the pedestrian and car traffic in the area, I finally decided to not make a permanent stair case lead up to it. I did leave enough space at the end of each of the bay windows to have an optional access ladder if that is what the occupants wanted to do. I’m glad you brought it up, I think I may add a ladder tucked in the corner to allude to the fact that there is optional access.
I will most definitely keep aiming high.
